Rota House. Refurbishment of a House between Party Walls, Madrid
A well-known ‘Dame of the Theater’, single, 65 years of age, whose dream was to have a swimming pool at home, commissions us the refurbishment of a dark dwelling between party walls in the center of Madrid. The demands: satisfying her desire of having that pool, a loft with an elevator, and abundant natural light.
The property, of 8x8 meters on two floors and an attic, has a single facade in a narrow and dark street facing north and a tight corridor of 2x2 at the end. And it is in that area at the end of the plot, at the height of the attic and facing south, where one can find the ‘the best’ part of the house: wonderful and bright views of the roofs of Madrid’s historic center. That will be the spot from which to bathe the house with sunlight; arriving from the street and into that space will be the reward. In this way, from the dark entrance one reaches a luminous lookout with privileged views. The ‘how’ and the ‘process’ of the itinerary will determine the evolution of the proposal.
Simple demolition works allowed opening up the slabs, which cascade towards the south to flood the three levels with natural light, thus transforming the courtyard into a vertical interior space that the pool fills. Furthermore, inserting in a domestic program of some 400 cubic meters 20 cubic meters of water at 37°C demanded a thorough climate conditioning study and, above all, the active participation of the user, who must be aware that they will be enjoy a broad repertoire of domestic experiences if they work almost as much as if they lived on a boat.
The house incorporates four machines to control and condition the temperature and humidity of the spaces in accordance with comfort needs. Passive conditioning is solved through cross-ventilation. The lower level is waterproof (floors, walls and ceilings are painted with white chloride rubber and the sheet staircase is treated with marine varnish), which permits creating unusual comfort conditions in a domestic environment like, for instance, submerging in the warm water of the pool while it rains or snows… inside.

Llevábamos tiempo buscando la oportunidad de trabajar con la intensificación de las experiencias domésticas, para demostrar que el lujo tiene que ver, sobre todo, con los placeres fisiológicos sofisticados.
Esa oportunidad se materializó en el encargo que nos hizo una conocida ‘Dama del Teatro’, soltera, de 65 años que deseaba tener una piscina en casa. Nos propone que trabajemos en la reforma de su turbia vivienda entre medianeras en el centro de Madrid. Las condiciones: Satisfacer sus sencillos deseos de tener esa piscina, un loft con ascensor, y mucha luz natural.
La finca es de 8x8 metros en dos plantas más un espacio bajo cubierta. Cuenta con una única fachada en una estrecha y oscura calle con orientación Norte. Arriba y al fondo, mirando a sur, se descubre una maravillosa y luminosa vista de los tejados del Madrid histórico.
La primera parte de la propuesta consiste en, mediante radicales operaciones de demolición, abrir los forjados en cascada hacia el sur para que la luz natural rebose por los tres niveles. Se crea así un espacio interior vertical que va a desbordar la piscina por los todos los espacios de la casa. Un espacio que organiza unas circulaciones que se proyectan quebradas y panorámicas y que promueven la anticipacion de la trayectoria mediante un espejo convexo pegado a una medianera vecina.
La segunda parte de la propuesta, será la incorporación de un catálogo de nuevas experiencias domésticas relacionadas con el agua. La planta baja es waterproof (los suelos, paredes y techos están pintados con clorocaucho blanco y las escaleras de chapa tratadas con barniz marino), lo que permite crear situaciones inéditas de confort en un ambiente doméstico como, por ejemplo, sumergirse en el agua caliente de la piscina, abrir el lucernario descapotable, y permitir que la lluvia o la nieve entren dentro de tu casa. Un placer fisiológico, hoy en día, bastante sofisticado.
La incorporación de 20 m3 de agua a 37ºC en unos 400 m3 de programa doméstico requería de un exhaustivo estudio de acondicionamiento y, sobre todo, de la participación activa del usuario. Un usuario que debe concienciarse de que disfrutará de ese amplio catálogo de experiencias domésticas solo si participa activamente en la manipulación de las prestaciones de la casa.
La casa integra cuatro máquinas para controlar y acondicionar la temperatura y la humedad de los ambientes según las propias apetencias de confort. El acondicionamiento pasivo se resuelve mediante ventilación cruzada.
